Where is Boston's Seaport District?
Located right on Boston Harbor and separated from the Financial District by the Fort Point Channel, the Seaport District includes the Fort Point area of the City. It borders South Boston & the Financial District's Waterfront wharf areas. The Seaport District is encompassed in zip code 02210 (use for your Ballast MLS Advanced Property Search).
Why live in Boston's Seaport District?
Located on Boston Harbor, the Seaport District is the City’s final frontier of development, as each parcel transforms from a waterfront parking lot or aging office space to a brand new development. The Seaport District (formerly an industrial outland of South Boston) is a location in its own right and anticipates much development to come in future years. The infrastructure of new roads, connectors to the Ted Williams Tunnel, I-90 E/W, and I-93 N/S, and two large government projects – the recently built Federal Courthouse and brand-new Boston Convention & Exhibition Center -- have paved the way for several new hotels and restaurants. With the addition of the cutting-edge Institute for Contemporary Art (the “ICA”), the area now has a new destination for art aficionados and tourists alike. Daily foot-traffic has increased exponentially since the migration of businesses from the nearby Financial District to more luxurious, less expensive office space in the center of the Seaport District.
Emerging Seaport District Real Estate Trends:
Although new construction of residential developments seems inevitable in this area, several high profile projects did not get off the ground due to intensive City of Boston reviews. The neighborhood has experienced great residential growth from the recently renovated/developed "FP3", “Fort Point Place” & “Channel Center” projects that renovated several large brick buildings – turning them into approximately 290+ condo loft-style units ranging from the low $600s to $1 million+. Residents are excited as this new wave of real estate development brings the addition of new restaurants from some of the City’s best chefs – such as Chef Barbara Lynch (of No. 9 Park, B&G Oysters & The Butchershop) and Chef Joanne Chang (of Flour Bakery and Myers & Chang).
